  1. Who we are

    The Buy & Sell Property Online web portal (the “Platform”) and its related services (together, the “Services”) are operated by:

    In these Terms, “we”, “us” and “our” refer to Liko s.r.o.

    “You” and “user” refer to anyone who accesses the Platform or uses the Services.

    By accessing or using the Platform, you agree to these Terms of Use (the “Terms”). If you do not agree to them, you must not use the Platform.

  2. Scope of the Services

    1. Buy & Sell Property Online is an online classified advertising platform where users can publish, search for and manage listings for apartments, houses, commercial property, land, garages, parking spaces and other offers supported by the available property categories.
    2. We provide the technical platform only. We are not a party to any contract or transaction between users, including between a buyer and seller, landlord and tenant, or property owner and agent. We do not act as an estate agent, property broker, property manager, valuer, payment or escrow intermediary, lender or insurer.
    3. We do not own, visit, inspect, measure, value, control or guarantee any property advertised on the Platform. All listing information is supplied by users.
    4. For operational efficiency, some descriptive and informational content on the Platform may be created or translated using automated tools.
  3. Eligibility

    1. You may use the Platform only if you:
      • are at least 18 years old or otherwise have full legal capacity under the law of your country; and
      • are legally entitled to enter into binding agreements.
    2. By creating an account or using the Services, you confirm that you meet these requirements and that all information you provide is accurate and truthful.
  4. User accounts

    1. You may need to create an account to publish listings or use certain features. You must keep your login details secure and must not disclose them to anyone else.
    2. You are responsible for all activity carried out through your account. If you suspect unauthorised use, you must notify us without undue delay.
    3. We may refuse registration for a legitimate reason and may suspend or close an account, particularly where we believe that these Terms or applicable law have been breached.
  5. Listings and user content

    1. You are solely responsible for your listings and any other information you publish or upload, including text, photographs, videos, plans, maps, certificates, contact details and any other data (together, “User Content”).
    2. You must not publish User Content that:
      • is false, misleading or deceptive;
      • is unlawful, offensive, discriminatory or otherwise inappropriate;
      • infringes intellectual property rights, privacy, personality rights or any other rights of another person;
      • is spam, unsolicited advertising or repeatedly published content; or
      • contains malware, viruses or other harmful code.
    3. You are responsible for ensuring that your listings comply with the laws of every country in which you operate or to which a listing is directed, including applicable consumer protection, advertising, tax, anti-discrimination, cadastral, planning, construction, housing, tenancy, short-term rental and building energy performance rules.
    4. We may review, edit, restrict, suspend, reject or remove a listing or other User Content if it breaches applicable law, these Terms, the purpose of the Platform or our listing rules. This includes content that we consider inappropriate, misleading, duplicated, abusive or disruptive to the operation of the Platform.
    5. If we restrict or remove content and have an electronic contact address for the affected user, we will explain the reason for our decision as required by applicable law. The user may ask us to review the decision by contacting us at the Platform email address.
    6. We do not have to provide a statement of reasons where the law permits an exception, including for deceptive high-volume commercial content spread through deliberate manipulation of the Platform using automated tools, bots, fake accounts or other inauthentic use, or where we do not have an electronic contact address for the affected user.
  6. Content moderation

    1. The title and description of a listing and messages sent through the Platform may be checked by automated systems, including locally operated artificial intelligence and technical filters. These checks are used to identify possible breaches of these Terms, the Platform rules or applicable law.
    2. A listing may be approved, rejected, have its visibility restricted or be marked for manual review. A message identified as a possible violation may not be delivered to its intended recipient. Repeated or serious violations may result in temporary or permanent restriction of communication features.
    3. Where an automated system identifies a possible violation, cannot reach a sufficiently clear result or a user requests a review, the content and necessary related information may be reviewed by an authorised person. That person may confirm, change or reverse the automated decision.
    4. Listings and messages are not rejected solely because of the language in which they are written, mixed languages, spelling or grammar.
    5. To protect the Platform and its users from spam, circumvention and other misuse, we may apply proportionate technical limits. We may change specific security criteria and thresholds where necessary to keep them effective. Confirmation that a message has been accepted for processing does not confirm that it has been delivered to its intended recipient.
  7. Reporting illegal or prohibited content

    1. Any visitor may use the “Report listing” function to report a specific listing that they believe breaches applicable law, these Terms or another person’s rights. An account is not required.
    2. The person making the report must provide a valid email address and a sufficiently specific description of the issue, including why they consider the content illegal or prohibited. A link to the reported listing is attached automatically.
    3. We will assess reports in a timely, diligent, objective and non-arbitrary manner. Depending on the circumstances, we may leave the listing online, restrict or remove it, ask for further information or take another proportionate measure. We will inform the reporting person of our decision using the email address provided where required by applicable law.
    4. Reports must be made in good faith. The reporting function must not be used to harass users, send spam or knowingly submit false or abusive reports. In an emergency or where criminal conduct is suspected, you should also contact the competent public authority.
  8. Prices, payments and paid Services

    1. Browsing listings is free. The Platform may offer paid Services, including paid plans and features that promote or visually distinguish listings.
    2. Paid Services may be ordered only by legal entities. A person submitting an order confirms that they are authorised to act on behalf of the relevant legal entity.
    3. Paid Services are activated manually following a user’s request. We issue an invoice after receiving the request. A paid plan is activated once the invoice has been paid in full, and its term begins on the activation date unless the invoice states otherwise. The duration of the plan is stated on the invoice.
    4. Paid plans do not renew automatically. To continue using a paid plan after the paid term ends, the user must request a new term and pay a new invoice.
    5. When a paid plan ends, the account is moved to the Free plan and all paid benefits, including Top and Highlight features, end. The user’s newest listings remain active up to the Free-plan limit. Older listings above that limit are deactivated and are deleted through the usual process for inactive listings 30 days after deactivation.
    6. Current prices, features and conditions are published on the Platform and may change from time to time. Liko s.r.o. is not a VAT payer in Slovakia, so VAT is not added and the stated price is final.
    7. Changes to prices, features or conditions apply only to future billing periods. Services already activated and paid for remain available until the end of the paid term under the conditions that applied when payment was made.
    8. Fees are non-refundable unless applicable law or an agreement with the user provides otherwise.
    9. The Platform does not intermediate transactions between users and does not guarantee that a paid Service will produce a sale, rental, enquiry or any other particular commercial result.
  9. Complaints about paid Services

    1. You may complain about a paid Service supplied by Liko s.r.o. by emailing liko@liko.sk or writing to our registered office. Please provide your contact details, identify the Service or invoice, describe the issue and the remedy requested, and attach relevant documents where possible.
    2. We will confirm receipt and handle the complaint without undue delay and, unless another statutory period applies, within 30 days of receiving it. We will communicate the outcome using the contact details provided.
    3. This procedure applies only to paid Services supplied by Liko s.r.o. It does not cover property, accommodation or services offered by users, or disputes between users.
  10. Ranking and paid promotion of listings

    1. Listings are normally ordered from newest to oldest. Where sorting controls are available, users may instead sort listings by price from lowest to highest or highest to lowest.
    2. Listings with an active paid Top feature appear before ordinary listings. The same selected sorting rule is applied within the Top group and within the ordinary group.
    3. The paid Highlight feature does not affect a listing’s position. It only distinguishes the listing visually with a contrasting coloured border.
  11. Transactions between users

    1. All communication, negotiations, contracts and transactions between users, including between a buyer and seller, landlord and tenant, or property owner and agent, take place solely between those users.
    2. The Platform only publishes advertisements and facilitates contact. A purchase, lease, sublease, reservation, brokerage or other property-related agreement is not concluded with us. Negotiations, contracts, deposits, escrow arrangements, payment, commissions, cadastral registration, handover, permits, utilities, taxes, charges and claims relating to defects are matters for the relevant users.
    3. Where a property owner, landlord, agent or other provider acts as a trader and the other party is a consumer, that trader is responsible for complying with consumer protection law. Consumer-contract rules do not apply where the provider is genuinely acting as a private individual rather than in the course of business.
    4. We are not responsible for:
      • the existence, ownership, availability, value, physical condition, safety, legal status, permitted use or conformity of any property;
      • the accuracy or completeness of a listing, photograph, plan, measurement, certificate, cadastral record or other document;
      • the identity, authority, qualifications, conduct or performance of any user; or
      • payment, financing, deposits, commissions, registration, handover, insurance, tax, utilities, permits or any other obligation between users.
    5. Before entering into an agreement, you should carefully check the other party and the property. Depending on the transaction, this may include checking ownership and the agent’s authority, cadastral records, co-ownership, mortgages, liens, easements, pre-emption rights and other encumbrances, occupants and existing leases, zoning and permitted use, planning and building permits, boundaries and measurements, access and utilities, the energy certificate, taxes and service charges, and the property’s technical condition. We recommend obtaining independent legal, cadastral, technical, tax and financial advice where appropriate.
    6. We are not responsible for fraudulent, misleading or unlawful conduct by users. We may use proportionate measures to reduce the risk of fraud, including account checks, listing moderation, reporting tools and other preventive measures, but those measures do not guarantee that fraud or misuse will not occur.
    7. The Platform may provide technical tools for communication between users. A message sent through the Platform may be forwarded to the recipient by email without revealing the recipient’s email address to the sender. We do not guarantee delivery, a response or successful contact.
    8. Messaging and contact features are provided only to facilitate communication. We are not responsible for messages exchanged between users or for action taken as a result of them.
    9. Messages may be subject to automated technical checks or filters intended to prevent spam, harassment and misuse of the communication features. These measures are used solely to protect the Platform and do not guarantee that all inappropriate content will be detected or blocked.
  12. Intellectual property

    1. The Platform, including its design, logo, software and content created by us, is protected by copyright and other intellectual property rights. You may use it only for personal and non-commercial purposes connected with using the classified advertising platform.
    2. By publishing User Content, you grant us a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, display and otherwise use that content on the Platform and in connection with promoting the Services. The licence lasts while the content is available on the Platform and for a reasonable period afterwards where necessary for backups or legal compliance.
    3. You confirm that you have all rights required to grant this licence and that your User Content does not infringe another person’s rights.
  13. Prohibited listings

    You must not offer, seek, promote or facilitate any of the following on the Platform:

    1. goods or services that do not fit an available property category or are otherwise unrelated to the sale, rental or lawful use of real estate;
    2. non-existent property, deliberately duplicated or bait-and-switch offers, or property that is no longer available where the listing is knowingly left active to attract enquiries;
    3. property that the user does not own or is not legally authorised to sell, lease, sublease, advertise or manage, including listings published by an agent without the owner’s authority;
    4. listings that conceal or misrepresent ownership, co-ownership, the transaction type, price, deposit, commission, mandatory charges, rental period, location, area, boundaries, condition, occupancy, permitted use or another material fact;
    5. property offered without disclosing a known material mortgage, lien, easement, pre-emption right, tenancy, enforcement measure, ownership dispute or other restriction that affects its lawful sale, rental or use;
    6. land or buildings falsely described as buildable, lawfully occupied or approved for a particular use, or listings that misrepresent zoning, road access, utilities, planning permission, a building permit or an occupancy approval;
    7. a false or misleading energy rating, or omission of energy performance information where its inclusion in a published sale or rental offer is required by law;
    8. unlawful rentals or sublets, including short-term rentals offered without the owner’s consent or any registration, permit or other authorisation required by applicable law;
    9. housing listings or selection criteria that unlawfully discriminate against a person or group;
    10. forged, altered or misleading cadastral extracts, ownership documents, powers of attorney, permits, plans, energy certificates, valuations or other property records;
    11. photographs, plans or visualisations used without the necessary rights, or stock and illustrative images presented as showing the actual property without clear disclosure; or
    12. any property, accommodation or service whose advertising, sale, lease, sublease, use or transfer is unlawful.

    Property listings must accurately state all material information known to the advertiser. Depending on the offer, this includes the advertiser’s capacity and authority, transaction type, total price or rent and whether VAT is included, deposits, commissions and mandatory charges, location, usable and plot area, condition, furnishing, parking, year of construction, energy rating, access, utilities, legal and permitted use, material defects and the availability of required documents. A property must not be described as a new build, renovated, vacant, furnished or immediately available unless that description is accurate.

    The following general prohibitions apply in addition to the property-specific rules above. You must not offer, seek, promote or facilitate:

    1. firearms or automatic weapons, ammunition, explosives, pyrotechnics, or parts and instructions intended for their unlawful manufacture or modification;
    2. narcotic or psychotropic substances, illegal drugs or precursors, or equipment primarily intended for producing or consuming them;
    3. human or veterinary medicines, dietary supplements, or products presented as treatments for diseases;
    4. tobacco or nicotine products, electronic cigarettes or refills, or alcoholic beverages;
    5. counterfeit goods, imitations presented as genuine, unauthorised copies, pirated content, or tools for bypassing technical protection;
    6. stolen goods, proceeds of crime, or items that the user is not legally entitled to transfer;
    7. personal or official documents, payment cards, bank or user accounts, login credentials, or third-party personal data;
    8. malware, unauthorised access or surveillance tools, security-bypass tools, or cyberattack services;
    9. unauthorised loans, investments, financial instruments or cryptoasset trading, pyramid or multilevel schemes, effortless-income schemes, or jobs requiring an upfront payment;
    10. sexual or escort services, pornography, sexual exploitation, or any sexual content involving minors;
    11. human organs, tissue, blood, other human biological material, or illegal medical procedures;
    12. any listing whose subject is a live animal, including its sale, purchase, donation, adoption, exchange, rental, transport, loss or discovery, mating, breeding, or related contact facilitation;
    13. protected or endangered plants or their products, prohibited invasive species, or animal products offered contrary to applicable law; or
    14. fuel, radioactive, toxic, or otherwise dangerous substances, or goods whose sale or possession is illegal or requires an authorisation that the user clearly does not have.

    This list is not exhaustive. Any other offer or content that breaches applicable law, these Terms, accepted standards of conduct or the safety of the Platform and its users is also prohibited.

  14. Prohibited use of the Platform

    You must not:

    1. use the Platform for any unlawful purpose or in breach of these Terms;
    2. scrape, crawl or systematically collect data from the Platform by automated means without our prior written permission;
    3. circumvent or attempt to circumvent security features or technical protection measures;
    4. interfere with the proper operation of the Platform or attempt to overload it, including through automated tools; or
    5. impersonate another person or misrepresent your relationship with any individual or organisation.
  15. Availability and changes to the Services

    1. We aim to keep the Platform available and working properly but do not guarantee uninterrupted access. Maintenance, security updates and technical problems may temporarily affect availability.
    2. We may change, suspend or discontinue parts of the Services. A change must not unreasonably prejudice a user who has already paid for a particular Service. In that case, we will seek a fair solution, such as extending the Service or providing a proportionate refund where required by law.
  16. Liability

    1. The Services are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we give no express or implied warranty concerning the Platform, listings or transactions between users.
    2. In particular, we do not warrant that:
      • a listing or User Content is accurate, complete or up to date;
      • a property exists, is owned by the advertiser, is lawfully available, will meet your expectations or may be used for the stated purpose; or
      • a transaction will be completed successfully or registered by the competent authority.
    3. Some information on the Platform, particularly category descriptions and translations, may be produced or translated using automated tools, including artificial intelligence. It is provided for general information only and may contain errors. We do not guarantee that it is accurate, complete or current and are not responsible for consequences arising from a user’s reliance on it.
    4. To the fullest extent permitted by applicable law, we are not liable for:
      • indirect, consequential, incidental or punitive loss;
      • loss of profit, revenue, business opportunity or data; or
      • loss arising from a contract or transaction between users.
    5. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for intentional misconduct or gross negligence and mandatory statutory consumer rights.
    6. We use reasonable technical and organisational measures to operate and maintain the Platform, but we cannot guarantee that it will be free from errors, interruption, delay or data loss. To the fullest extent permitted by law, we are not liable for loss of User Content, listings, messages, settings or other data caused by technical failure, server problems, maintenance, software error, a third-party outage or another event outside our reasonable control. You are responsible for keeping copies of information or content you wish to retain.
    7. Buying or using a paid Service does not guarantee increased sales, rentals, visibility, enquiries or any other commercial result.
  17. Responsibility for loss

    You are responsible for loss you demonstrably cause us through your culpable breach of these Terms or applicable law. You are liable only for actual loss and reasonably incurred costs to the extent imposed by applicable law. This does not apply to the extent that the loss was caused by us or by circumstances for which you are not responsible.

  18. Ending your use of the Services

    1. You may stop using the Platform at any time and may request deletion of your account, subject to the retention obligations described in our Privacy Policy.
    2. We may suspend or close your account or restrict your access if we reasonably believe that you have breached these Terms or applicable law, or if we decide to discontinue the Services. Where we have your electronic contact details, we will explain the reason and scope of the decision as required by applicable law. You may ask us to review the decision by contacting us at the Platform email address.
    3. We may act without prior notice in response to a serious or repeated breach, suspected fraud, a threat to the security of the Platform or its users, account misuse, bots or fake accounts, or a binding legal, court or regulatory requirement. This does not affect any duty to provide reasons after the decision where required by applicable law.
    4. When access ends, your right to use the Services ends. Provisions which by their nature are intended to continue, including the licence for content already used, liability and responsibility for loss, remain effective.
  19. Governing law and jurisdiction

    1. These Terms and disputes arising from or connected with them are governed by the laws of the Slovak Republic, without regard to its conflict-of-law rules.
    2. If you use the Platform as a business user, you agree that the courts of the Slovak Republic have exclusive jurisdiction over such disputes.
    3. If you are a consumer and mandatory consumer protection law allows you to bring a claim in the country of your habitual residence, this clause does not limit that right.
  20. Changes to these Terms

    1. We may update these Terms from time to time, including to reflect changes in law or in the Services.
    2. The updated version will be published on this page with a new “Last updated” date. We will inform registered users of material changes in reasonable advance by email or through the Platform.
    3. A change to prices, paid plans or these Terms will not worsen the conditions of a Service already paid for during the period stated on the relevant invoice. The conditions in force when payment was made continue to apply to that paid period until it ends.
    4. If you continue to use the Platform after updated Terms take effect, you will be treated as having accepted them, without affecting the protection of an existing paid period described above. If you do not agree to the changes, you may stop using the Services.
